It’s enough to keep anyone from even considering a remodel! Better to settle for mediocrity than risk the unknown expense and disruption of a botched remodel, right?

At Smith House Co., we know there is a better way. Our four step process will turn the house you have into a home you love all with minimal stress or disruption to your daily routine. You will understand what your getting, what it will cost, and how long it will take before construction begins.

1. Discovery Call

The first step is a 30 minute discovery call where we get to know a little about you, your home, and your vision. We will provide feedback on general budget and timeline expectations as well as explain our simple design + bid then build contract that keeps you in the driver seat.

2. Design + Bid

You are unique, your family is unique, and the needs of your house are as distinctive as you are. Design goes beyond pretty social media pictures (although we do love some good inspo pics!), and we take the time to fully understand your particular needs, desires, and tastes, as well as your home's current assets and challenges.

Each project’s scope and budget is different. That’s why our bid process is iterative, and we gather pricing insights from our trade partners throughout the design cycle to ensure we are aware of any design decisions that might necessitate a change in the budget.

Using these insights, we craft a unique mission for your home’s remodel, crystallizing scope, design, selections, budget, and schedule.

3. Build

The Smith House Co. build process emphasizes quality and efficiency, routinely surpassing industry-average construction times. We work with some of the best craftsmen in Austin and our professional project management team keeps work progressing at an impressive rate. However, remodels are very disruptive to live through, and we encourage most of our clients to allow us to move their families to a nearby short-term rental for the duration of the build. The minimal addition to the budget pays huge dividends to their mental health and quality of life!

4. Furnish + Move In!

We know the final interior design is as crucial as the space planning, carpentry and tile. That’s why our design services offer interior design from the beginning. There are two advantages to this: 1) We are able to design a fully integrated space - taking account of things like furniture sizes and coordinating details between the building and décor. And 2) we are able to deliver furniture to your home as soon as construction ends - preventing a 6-12 week delay between construction completion and furniture.
